The north coast of the Dominican Republic is one of the last Caribbean coastlines where ordinary people — not just hedge-fund partners — can still own land with a view of the sea. Starter parcels from USD $25,000 exist, they're real, and they're titled. You just need to know which ones to avoid.
Under USD $50,000 gets you: (a) inland lots of 1,000–2,000 m² with partial views, or (b) larger rural farms (1–3 ha) with no ocean view but excellent agricultural potential. Under $30K is mostly rural. Be wary of anything cheaper; that usually signals title problems.
Abreu: 10 minutes east of Cabrera; inland lots from $28K. El Limón: rural farms from $22K/ha. Cabrera outskirts: 1,000 m² inland lots from $35K. El Bretón: ocean-view lots from $48K.
Any listing without a Deslinde — if the seller claims 'the paperwork is being finalised', walk away. Any parcel landlocked with no legal easement. Anything in a 'squatter' zone (posesión) without formal title. Any purchase where the seller refuses to go through escrow with an attorney.
